What is a Rental Pool?
A rental pool is a type of contract that involves a sharing arrangement, specifically risk. Typically, rental pool agreements, the terms of which vary, are commonly associated with real estate. With this arrangement, property owners share in the risk of rental losses with other clients.
The shared approach of the rental pool mitigates the rental risks that many single rental property landlords experience. Our real estate rental pool is made up of town-homes, all of similar value. This ensures that all investors share equal risk across the entire rental pool.
Investors purchase residential properties in order to create a rental income at retirement without the typical problems normal landlords face. They do this without having to worry so much about rental losses. We also have a “maintenance and repair pool” which we will explain below. All rental properties are managed by Centa Real Estate. All rents are collected, and any rental losses are pooled as an expense and shared by all pool members equally to reduce the risk of losing even more rental income in bad times. All dealings with regards to the landlord and tenant act are also taken care of for you through Centa Property Management.
THE TWO RISKS MOST ASSOCIATED WITH THE OWNERSHIP OF REAL ESTATE ARE : LOSS OF RENT AND SURPRISED MAINTENANCE AND REPAIRS
You cannot prevent, predict these losses at all but they will happen. You may not be able to predict or prevent these losses but YOU CAN CERTAINLY MINIMIZE THESE LOSSES by belonging to a Rental Pool and a Maintenance and Repair Pool, and simply pay your share of the costs. It is a much safer and easier way to go.
