What is a Maintenance and Repair Pool?
As an investor one of the big worries is “SURPRISED MAINTENANCE AND REPAIRS” that can and do happen from time to time. Maintaining your properties makes perfect sense to maintain its value. Of course you would always want that but what you don’t want to experience is surprised maintenance and repairs. You can always factor in typical costs for maintenance/repairs but sometimes you might get a surprise, flooding, bad tenant damage etc. You cannot prevent this from happening but you sure ‘CAN PROTECT YOURSELF” as much as possible through “MAINTENANCE AND REPAIR POOL” just like the rental pool, costs are shared equally between all investors in the pool and in this way no one is ever surprised.
Covered by the pool:
– New appliances, replacement or repaired;
– All interior work needed to be done such as electrical, plumbing, painting, drywall, floors doors etc. etc ( most units in the pools are condominiums so exterior maintenance is taken care of by condo fees);
The work is coordinated by Centa Property management for you, no need to be involved or bothered.
THE TWO RISKS MOST ASSOCIATED WITH THE OWNERSHIP OF REAL ESTATE ARE : LOSS OF RENT AND SURPRISED MAINTENANCE AND REPAIRS
You cannot prevent, predict these losses at all but they will happen. You may not be able to predict or prevent these losses but YOU CAN CERTAINLY MINIMIZE THESE LOSSES by belonging to a Rental Pool and a Maintenance and Repair Pool, and simply pay your share of the costs. It is a much safer and easier way to go.
